10 Steps to Finding the Right Roofing Contractor

January , 2025 | 7 min. read

By Cassie Findley

Finding the perfect roofing contractor can feel like trying to find a needle in a haystack, or worse, like trying to find a roof leak in a torrential downpour. But fear not! With a little strategy and a sprinkle of research, you can confidently find the right professional to tackle your roofing needs.

At RoofCrafters, we've been helping home and business owners alike with their roofing projects for over 30 years, and with time and experience comes the knowledge that sometimes, we can recognize we're not the best fit for everyone, and that's okay!

That being said, we believe it's our duty to help guide our fellow neighbors in the right direction and help them find the best possible roofing partner for their needs. So, if you're thinking about taking the leap on a roofing project in 2025, stick around to learn about the 10 steps you should take to find the right contractor for you. Let's get started!

Step 1: Start with Referrals

Good news travels fast, but bad news travels faster. That’s why asking around is one of the best ways to find a trustworthy roofing contractor. Talk to your neighbors, friends, or that one coworker who always has a project going on. If someone you trust has had a good experience, it’s worth exploring. Bonus: If your neighbor’s roof looks great, you can ask who did it without peeking over the fence like a spy.

Pro tip: Don’t just take their word for it. Ask about specifics like pricing, punctuality, and whether the contractor left their yard looking like a construction zone for weeks.

Step 2: Google It Like You Mean It

The internet is your best friend when it comes to hunting down roofing contractors. A simple search for “roofing contractors near me” will reveal a list of possibilities, complete with reviews, ratings, and websites. Here’s how to sift through the noise:

1. Look at reviews: Stick to platforms like Google, Yelp, or Angie’s List. Read both the glowing reviews and the scathing ones to get a balanced perspective.

2. Visit their website: A professional contractor should have a professional site. Check for key information like certifications, services offered, and customer testimonials.

3. Check social media: A company’s Facebook or Instagram page can reveal more than just before-and-after photos - it shows how they interact with customers and handle complaints.

Step 3: Verify Their Credentials

Roofing contractors need more than just a ladder and a pickup truck to do the job right. Before you even consider hiring someone, make sure they check these boxes:

• License and insurance: A legitimate contractor will have the proper state licenses and carry liability insurance. Ask to see proof!

• Certifications: Look for certifications from manufacturers (like GAF or CertainTeed) to ensure they’re trained to install specific roofing products.

• BBB accreditation: Check the Better Business Bureau for ratings and complaints. A contractor with an A+ rating likely knows their stuff.

If a contractor dodges your request for credentials, run.

Step 4: Interview Like a Pro

Think of this as a first date, except you’re asking hard-hitting questions and not sharing appetizers. Here are 4 great questions to ask:

1. How long have you been in business? Longevity often signals reliability.

2. Can you provide references? A confident contractor will be happy to supply a list of satisfied customers.

3. What’s your warranty policy? A good contractor stands behind their work. Look for both material and workmanship warranties.

4. What’s your timeline? Ask about start and finish dates so you’re not left waiting while your roof deteriorates further.

Pay attention to how they answer. If they’re vague, evasive, or overly pushy, consider it a red flag.

Step 5: Get Multiple Quotes, But Don’t Chase Bargains

You know what they say: If it sounds too good to be true, it probably is. Collect at least three quotes from reputable contractors to compare pricing, services, and warranties. But don’t let price be your sole deciding factor.

A contractor who lowballs their estimate might cut corners, or worse, disappear halfway through the project. On the flip side, the highest quote doesn’t always guarantee the best work. Look for the sweet spot where experience, reputation, and cost align.

Step 6: Read the Fine Print (Yes, All of It)

Contracts might not be the most thrilling bedtime read, but they’re crucial for protecting yourself. Before signing, make sure the agreement includes:

A detailed project description (scope, materials, and timeline)

Payment terms (never pay 100% upfront!)

Warranty details

Procedures for handling changes or disputes

If something seems off or overly vague, ask for clarification. A good contractor will be transparent and happy to explain.

Step 7: Inspect Their Safety Measures

Roofing is a risky business, literally. Make sure your contractor prioritizes safety for both their crew and your property. This includes:

Using proper safety gear (harnesses, helmets, etc.)

Following OSHA regulations

Having a cleanup plan (nails in your lawn are not a souvenir)

Pro tip: Ask if they’ll use a magnet to collect stray nails. You don’t want to find one the hard way, via your car tire.

Step 8: Trust Your Gut (But Verify, Too)

Sometimes, it’s all about the vibes. If a contractor seems trustworthy, communicative, and professional, they’re likely a good fit. But don’t let a smooth-talking salesperson sway you without doing your homework first.

Pay attention to red flags like:

Showing up late to appointments

Pressuring you into a decision

Avoiding written contracts

Remember, it’s better to say no to a bad contractor than to deal with the headache of fixing their mistakes later.

Step 9: Avoid Storm Chasers

After a big storm, it’s common for “contractors” to swoop into town like vultures on the hunt. These storm chasers often promise quick, cheap fixes but rarely deliver quality work.

Instead, stick with local contractors who have an established reputation in your community. They’re more likely to be around if you need follow-up work or warranty repairs.

Step 10: Don’t Overlook Communication

A great roofing contractor is more than just a skilled worker, they’re also a great communicator. From the initial consultation to project completion, they should keep you in the loop every step of the way. Look for someone who:

Returns calls and emails promptly

Answers your questions thoroughly

Keeps you updated on progress and delays

Good communication can make the difference between a smooth project and a stressful one.

Protect Your Roof and Your Sanity

Finding the right roofing contractor takes time and effort, but it’s worth it to ensure your home is in good hands. By following these steps, you’ll not only protect your investment but also avoid the nightmare of dealing with shady contractors.

And hey, if all else fails, just remember: You’re not only finding someone to fix your roof, you’re finding someone to trust with the crown of your castle. Cliche, much?  Regardless, choose wisely, and you’ll sleep soundly under a solid, leak-free roof.
