Modified bitumen is similar in design to built-up roofing as both systems use layering techniques to achieve desired results. Composed of asphalt, advanced polymers, and reinforced with fiberglass, modified bitumen roofing systems offer better protection than similar solutions.
Modified doesn't require the hot asphalt between the layers and can be install 3 different ways making it more efficient.
Due to the multi-layer structure of modified bitumen roofing, these roofs are excellent insulators. The roof itself is typically a very light-colored, almost white and energy star rated. This makes it a good reflector of sunlight and preventing heat from entering the building. By maintaining your interior’s temperature, your HVAC system needs to use lesser energy and contributes towards a greener environment.
With multiple layers, modified bitumen is highly protective against UV rays. The layers also increase the bitumen roofs resistance to fires and harsh weather such as heavy winds, storms, and hail. Even if the roof gets damaged, it is also difficult to puncture and can be re-layered or repaired easily to keep it safe from water damage.
Despite having a shorter lifespan than some more premium commercial roofing options, modified bitumen roofing has an expected lifespan of 15-20 years, with the proper installation and does not require much maintenance during that time.
Our planet is important! Modified bitumen roofs are recyclable and since they are a petroleum based product, they are ground up and can be used in the asphalt to pave are roads. The paving companies are allowed to use 7% as "filler" for road paving projects.
